Initial Inspection

At the commencement of the tenancy, we complete a detailed entry condition report using 360-degree virtual inspections supported by additional high-resolution photos. This creates a clear, time-stamped record of the property’s condition and provides strong protection for your investment from day one.

Final Inspection

At vacate, we conduct a comprehensive 360-degree virtual inspection and detailed photo review, comparing it directly against the original entry report. Any cleaning, damage, or maintenance issues are identified and managed promptly.The bond is not released until the property has been returned to an acceptable condition and both we and the landlord are satisfied, ensuring your interests are fully protected.

Letting fee

The letting fee covers the full process of securing a new tenant, including inspections, thorough reference checks, bond lodgement, preparation of the Residential Tenancy Agreement, and all required documentation. We also ensure the property is compliant and ready for the tenant to move in.

Rent Payments

Tenants pay rent via several methods into our Trust account. These include Direct Transfer, Cash, or cheque to the local bank. Most choosing direct transfer. Tenants must pay rent on time, every time. We monitor rent payments daily to ensure tenants don’t fall behind in rent and have a strict arrears policy if they do.

Rental Bond

Tenants are required to pay a security bond of 4 weeks rent. This is lodged with the Rental Tenancy Bond Board and held until the tenants vacate the property. Our office does not hold the bond.

Arrears Rent

Arrears is checked daily to follow up with appropriate action – phone call, SMS, letter or forms are served whatever the situation calls for to ensure rental payments are kept up to date.

Ongoing Management – Management Fee

The management fee is charged on all monies collected on your behalf. Management fees cover day to day running of the property, tenant and landlord liaison, arranging maintenance, site visits, collecting and processing rental payments etc.

Routine Inspections

Routine Inspections are carried out every six months we compile a report of the inspection is forward to you regarding the inspection. Any maintenance or other matters of an urgent nature is reported to you with this report

Maintenance & repairs

We have a register of qualified and suitable insured Trades People to cover any maintenance that may be required. You will always be contacted for approval for all repairs (other than urgent repairs as per the tenancy lease agreement)

Statements

End and mid month statements are emailed directly to your email address. These detail all rent collected, all outgoings (rates and maintenance), Management fees, Monies forwarded to your bank. At the end of the financial year, you will receive a financial year statement detailing all transactions for the year. Payments are made approximately on the 15th day of the month and the last day of the month. If these dates fall on a Sunday or public holiday, we will adjust the payment day to the previous business day.

Accounts

We can pay all your accounts pertaining to your investment property:

-Council rates,

-Water rates,

-Strata levies

-Maintenance etc.

A copy of these will be emailed to you with the relevant statement.
